Case Study: Manbey Grove, Stratford
Our client was looking for a property in an area where there is a lot of development taking place, along with strong capital appreciation. Over the course of two weeks out of the two month search period, our search agent identified 13 properties in the E7, E15 and E2 post codes which all fell within our clients budget, search criteria and location.
Out of the 13 shortlisted properties our client really liked this two-storey flat fronted terraced house on Manbey Grove in Stratford E7. Central Stratford with its town centre and the Westfield Stratford City Shopping Centre are within walking distance. Maryland mainline station and Stratford International mainline, underground and DLR stations are located nearby and the property is also on the Cross Rail route. The asking price for this property was £570,000 and we negotiated it down to £525,000 saving our client £45,000. Our client has since resold the property and is now looking for another opportunity.
Case Study: Chinese client buying a London base
Our client insisted that we fly out to her hotel for the initial consultation which we did so that we could understand all her requirements and to also explain what options are available in London according to her brief and budget. She wanted to focus on a particular development which we brought to her attention. We showed her 7 properties, 3 of which were not on the market. She had a budget of £3m, and we robustly negotiated the seller’s asking price down and saved her £400,000. As a result of this she increased our fee because of how happy she was with the result and our performance.
Case Study: German based investor who bought without ever visiting the UK
Our client instructed us to buy a 2 bedroom apartment close to Marble Arch for £720,000 as a buy-to-let investment. The flat was in very poor condition and was in need of complete modernisation, so we arranged for a full scheme of refurbishment works to take place. As a result of the new transformation, we had the property valued which came in at £828,000, an increase of £108,000 (15%). Our client never once visited the UK during the entire search, purchase and refurbishment. All communication was done remotely via video, pictures, email and telephone. The property is now being rented, which we also manage, and is producing 4.5% as a rental yield.
Case Study: Greek client purchasing an individual investment
Our client had £1.2m to invest and wanted to buy three properties.
